If you’ve been in real estate long enough to remember FedEx envelopes, couriers in traffic, and that one missing page that stalled a closing for days… you know how far our industry has come. Today, I want to talk about the next big leap: AI. What it really is, why it’s not as scary as it sounds, and how I see it changing escrow and title over the next five years.

Spoiler: I believe we’ll be fully integrated with AI across the title workflow sooner than you think—and the agents and investors who start now will be the ones comping deals faster, closing cleaner, and sleeping better.

“Everyone’s talking about AI”—okay, but what is it?

Let’s keep it simple. AI is software that learns patterns from data and then helps you do repetitive, messy, or time-consuming tasks faster and more accurately. It can read, write, summarize, classify, spot anomalies, route tasks, and predict what needs attention—at scale.

If that still feels abstract, remember how the internet felt at first. (Millennials, we lived that shift! The World Wide Web emerged around 1990, and by the mid-90s it hit the public. There’s a clip I love of news anchors asking, “What is the internet?” We laugh now—but that confusion is exactly where a lot of folks are with AI today.) Just like the web, AI will move from “weird new thing” to “the thing everything else quietly runs on.”

“But there are so many platforms—and scams.”

100%. New tools pop up daily, and the fear is real. Here’s how I keep it grounded:

  • Start with process, not platforms. Identify the exact tasks that slow you down (e.g., status updates, doc review, scheduling, FAQs). Then pick a tool that automates that.
  • Vet the vendor. Look for SOC 2/ISO 27001 compliance, signed BAAs if PHI is involved, least-privilege access, and clear data retention policies.
  • Pilot on low-risk work. Try one process for 30–60 days, measure time saved and error rates, then expand.
  • Keep humans in the loop. AI should draft, flag, and route; your team approves.

  2. Instant, Plain-Language Status
    Every stakeholder (buyer, seller, lender, agent) gets dynamic timelines that explain what’s next and what they need to do. Fewer “any updates?” texts, more done-by-Friday files.
  3. Document IQ
    From contracts to payoffs, AI extracts fields, cross-checks for inconsistencies, and flags missing signatures. Think “autopilot draft” with human approval.
  4. Proactive Risk & Compliance
    Models monitor patterns across transactions to catch fraud signals and wire risks before they bite. Less drama, more protection.
  5. Agent Growth Copilot
    Agents get deal-room analytics (bottlenecks, time-to-close, client satisfaction) plus AI-assisted marketing (property email drafts, social captions, scripts) tied to real transaction data.
  6. Fewer Touches, Faster Funds
    With standardized e-recording and verified identity/workflows, post-close tasks compress from days to hours. Transparency goes up; stress goes down.
